This is a WATERFOWLERS little piece of heaven !!! This property is just ********15 MINUTES WEST OF OMAHA ******** This tract has thousands of ducks and geese passing by and roosting on its 6 acre lake. The whole lake is approx. 15 acre, but the north half is off limits due to the close proximity to the house. It acts as a refuge for some waterfowl. Each year there are pairs of ducks and geese inhabiting each of the islands on this lake. If the kids want to fish the lake in the spring and summer or all year round that is permitted. This tract has a pump on the lake that may be used to flood the low lying slough area and when everything else freezes up you will be the ones with the only open water. You would be permitted to construct or place your own blinds on the property whether they are made to stay or be removed after season. There are several great spots that blinds would very advantageous depending on wind conditions or you could hunch in the cattails with your best 4 legged friend sitting beside you.
Lessee('s) will be responsible for any maintenance, repairs or replacement of the pump, motor, and pipe if needed or necessary. The pump and motor have recently been replaced with a new pump and motor, so they are in perfect working order.
Lessee will be responsible for the electricity on the property if they want power. HLN and landowner will only supply the current power that is ran to the box. Owner and farm manager will see what they can do to fix the south access road.
There is to be no more then 7 people on the lease and hunting at one time.
