Within minutes after our walk began we spotted several does grazing and two bucks in a wooded point near a pond site. One was a definite shooter. The old dam site provides a natural deer funnel. We covered only about 1/2 the property that morning so as not to disturb any wildlife up on the hill. The tract has it all: year round food sources, cover and water. Don't let this sleeper get away.
The roadside portion of the tract is planted in clover. The upper sections see light use as pasture for livestock, which are removed by Nov. 15th. These upland areas are a mix of hardwood / pine woodlands and overgrown pasture resembling CRP fields. There are several older apple trees located on the hill which could be pruned and fertilized by the lessee. The beechwoods near the pond site are fenced off to keep livestock out. The beechwoods have a dense understory of beech saplings.
On the opposite side of the beechwoods a local farmer plants alternating strips of clover and corn fields. Several deer trails led out of the beechwoods bedding areas into the clover fields.
Generally the wind direction is westerly. Good access throughout. Parking is planned for near the barn or a shale pit.
