Not shown in the ariel photos is an awesome amount of managed property to the Southwest of this lease that will be a big factor in mid November. This property offers all the big native timber that you need for stand locations with the wooded draws positioned perfectly in most all directions for the Kansas winds.
This lease is setting in the heart of some legendary deer hunting country and on my visit I noticed enough turkey signs to get excited about the gobblers in this area.
Clearly the easiest access you can get with Hwy 54 to the South and an entrance from the Southeast corner of the property for the predominant NW winds. You can also find two entrances from the West road and one from the North. In my opinion this lease will payoff for you mostly in November during rut with all the travel corridors. I can't help but think some of these trails will be a hot spot like the one below the hill on the West road coming from the South. As you come to the first larger group of timber, I would sure have a morning stand not far from the road after seeing several deer cross there.
There is oil production on this lease and the oil pumper will have right of way on the lease roads. These roads are throughout the property and the deer are used to seeing the oil field traffic.
The cattle roam about 70% of the farm from mid April to mid October but cannot guarantee specified dates. The south part has a meadow which is fenced to keep the cows out of that area.
