This property is mainly a waterfowl spot with opportunities to hunt deer, turkey and fishing. Property is located directly south of the river and has areas of very thick timber to open pasture with trees and a fishing pond.
Easy access to the property located in the west curve of the property. Gate will be locked and we will make arrangements with owner for key/new lock.
Access to the river trees can be done by walking around the East side of property around creek/pond or if you want you can use the bridge (at your own risk). West side does have a way across however some work may be needed to fix existing structure.
Landowner wants to retain the rights to fish/camp with grand kids, but is will to also share these fishing/camping rights with the lessee. Mostly bass, but other species can be caught as well.
Several duck blinds can be used on the property or you can construct one of your own with location approval first.
Landowner reserves the right to pasture cattle until after harvest. Please note that the cattle do not have access to the river or trees directly near the river. Pasture top area only and it is fenced off to keep them out. He will also reserve the right to remove wood from the property during the winter for burning.
All legal game allowed.
ATV's are allowed for hunting purposes only. Please park vehicles near existing building (SW corner of property). Foot traffic or ATV use from there. Owner does not want to create road with vehicle traffic past this point.
Camping is allowed on property. Owner will advise on best area for this if interested.
$2 million hunting liability insurance included with lease price. No commercial use allowed.
