AFFORDABLE PROPERTY in UNIT 3!
This property is in Rooks county, which is in unit 3. The draw rate for unit 3 was 72% last year but unit 4 was 92%. Unit 4 adjoins unit 3 so put it down as your primary unit and unit 3 as an adjoining unit and you have a very good chance of drawing a tag this year.
I am not going to lie to you this property does not look like much from the aerial. It does not even look like much when you first see it. But when you take a closer look, there is definitely some potential. The property to the north and south has tremendous cover and this property has the food. The deer are definitely moving through. They may not be staying on the property but there is potential to ambush them as they head to feed. Every little tree was rubbed up or had scrapes around them. There was even an old stand set up, that I am sure could be used again.
The north end has a little native grass patch and some cedar trees and cover. This is where I found the old tree stand. The deer would probably move through this area, from the north, to get to the ag fields.
There was also a deep draw in the middle of the ag field on the east side. This draw is full of native grass and thickets and connects the fields to the ground south of the property. A ground blind place in an opportune spot could be the ticket here.
There would also be some upland bird hunting on this property.
