APPROXIMATELY 410 ACRES IN A TWO PART HUNTING LEASE NEAR THE COFFEY - ANDERSON CO LINE IN THE KANSAS DEER MANAGEMENT UNIT 11

About 4.5 miles apart these properties will offer two unique hunting opportunities so you will be able to target two separate areas for different mature whitetail encounters.

The Coffey County tract is 80 acres of mostly native grasses that will offer some great cover and bedding as seen in the photos. It might be baled at some point though. I particularly like this property due to the east/west movement with deer sign. There should be ample deer stand opportunities with the typical north/south Kansas winds.

Moving straight north about 4.5 miles sets the other tract which is the larger property and offers what I would consider one of the best setups that I have seen for awhile in terms of the amount of traffic directly by possible stand locations.

I went straight to the southwest corner of this property to find what I would call one of the best pinch points I have come a crossed in awhile. There are two native grass pocket fields with easy access from the north. Also on my visit, I parked off the road to the far northeast part of this tract and walked south to the large block of timber along the river. This area has plenty of opportunity as well.

You may drive through the field entrance road when ground is not wet entering from the north of the landowners house. This is an added bonus having the landowner close and willing to watch over the property. It is a working farm so please respect the hard work put into the property and do not enter with a vehicle after heavy rains.

Only drive on the field access road when conditions are favorable.
Landowner would like to reserve the right to harvest a doe in late season for meat.
