320 ACRES WITH CREEK BOTTOM!!!
This property is in Russell county, Unit 4. Unit 4 had a 92% draw rate last year so your chances of drawing a tag this year are very good. It also adjoins unit 6 which had left over tags last year. If you put in for unit 6 as your primary unit and unit 4 as your adjoining unit you would almost have a 100% chance of drawing a tag!!!!
The property has two very distinct terrains. The eastern half is a high bluff that plateaus out in pasture and nice native grass. It has a series of three ponds on the very eastern edge. The grass is waist high and very thick. As you move across the property to the west it drops down into a very nice creek bottom
The creek bottom meanders north and south creating some very nice cover for the wildlife. There are row crops on both sides and some native grass areas. The creek bottom is loaded with oak trees that have dropped tons of acorns on the ground. Plenty of food sources!! The row crops were in milo and wheat last year. I am sure there is a crop rotation between the fields. As I walked the property, I found plenty of sign for whitetails and turkeys. I also jumped quail. The properties to the north and south look like they hold plenty of wildlife also!! There is no doubt there will be some monsters cruising through this place come November!
ATV's allowed for hunting purposes only, no trail riding, and avoid damaging the fence on the property. Respect to crops and crop ground is a must! $2 million hunting liability insurance included with lease price.
Owner reserves the right to pasture cattle.
Outfitters/guides must provide their own additional insurance.
