This is a property that has everything the deer need cover, food, and water. That is the recipe for success in any neck of the woods. There was plenty of sign and some great trails going through the property. There are no cattle grazing on this ground so all the trails, you see in the pictures below, are game trails. There is feed all around the river bottom. Row crops to the west and across the road to the north. There is also a big alfalfa field on the neighbors property to the east.
The property across the road does not look like much but the landowner says he sees deer using a crossing, that goes under the highway, and travel north up a native grass waterway to a spring. They then feed in the fields on the north side of the road. There is plenty of opportunity to ambush a buck on this property.
Owner reserves the right to pasture cattle. Please keep all gates shut when entering and exiting the property.
ATV's allowed for hunting purposes only! Owner has a family member that has hunted in the past but has not hunted for the past two years. Would like the lessee to work with them if they would like to hunt for a day during the season. More then likely this won't happen, but landowner wants hunter to be aware.
