Property Details
Very affordable small acreage in Kingman county with HUGE potential!!!
This property sits in Unit 16. It is only 80 acres but sets up very nicely for some good hunts.
There is an old deserted house place that sits on the East side that has a great wooded area with plenty of trails and bedding area. Old homesteads are known to be a great bedroom for big bucks and this should be no different. Bucks can bed in there and walked out to feed in the ag fields and not be disturbed. Very easy access off the road that is not highly traveled at all. There is very little to no traffic on this road.
The L shape shelter belts is where you will probably spend the majority of your time. The inside of the L creates a great secluded spot for deer to feed. The shelter belts are very thick and wide. They are 75 to 100 yards wide and are made up of pine trees and hard woods. Plenty of stand possibilities. There is an access road on the north end of the n/s shelter belt that would be an excellent stand for a feeder. Mature trees for your ladder stand and a nice opening for a feeder. The predominant south wind will be perfect for you as all the deer will be bedded to the south and make their way to your feeder. There is also corn planted to the south that will be another great food source.
There is some great native grass stands across the road to the east and when rut hits those big bucks will definitely be cruising through these shelter belts looking for some does.
ATV's allowed for hunting purposes only, no trail riding, and avoid damaging the fence on the property. Respect to crops and crop ground is a must!
$2 million hunting liability insurance included with lease (outfitters must carry additional insurance).
