Property Details
Winnebago County, one of a kind SPORTSMENS PARADISE! This property is one of the most game rich and well managed hunting properties that I have had the pleasure of offering to our HLN family. Open for the first time for ALL hunting with BOW & GUN for up to four (4) serious hunters. Fishing too. Deer, turkey, waterfowl, dove, upland birds and small game hunting for avid hunters is available.
This farm to date, is the only property that is or has been available for a hunting lease in our northern Territory that offers not only great deer & turkey, but ducks & geese, upland birds including tons of doves, see the powerline photo, pheasants, coyotes and as mentioned other small game. No cattle whatsoever on this very large property.
Not only is this a large 700 acre hunting property in this neck of the woods, it is contiguous with ANOTHER 400 ACRES of family owned farmland with minimal if any hunting. This creates a very large 1100 acre huge chunk of ground with very little pressure.
The 700 acres has been managed for all wildlife that abounds in the area. SEVEN PONDS, one with a newly constructed blind for great waterfowl hunting. Three miles within the farm of the meandering Otter Creek and finally one mile of the Sugar River to the east and north. Sugar River is the western border of the Sugar River Forest Preserve property which is another 529 acres, that does NOT allow any hunting which abuts to this hunting mecca. Fishing is very good in the River, that includes walleye and northern pike. The river is another magnet for the areas waterfowl population and wildlife in general, besides the seven ponds within the property. Numerous well established large food plots are found throughout this spectacular property.
The breakdown of acres for 2022-23: corn 75, beans 75, milo 10, CRP 150, forage 20, wetland 20 and 350 ACRES of MATURE TIMBER, which is HALF of the total property acreage. There are three elevated enclosed shooting towers, all with good history for your use.
Owner will allow you and your group to camp or park a RV/5th wheel with access to water and electric if needed and to be worked out with the landowner. ATV use is preferred to access property through cut and maintained paths instead of trucks.
Property is well protected by not only the access from a dead end road, but as mentioned by family members that own 400 acres contiguous to this farm and are permanent residents.
Landowner would like the opening weekend of dove and waterfowl season and the muzzleloader deer weekend. House/cabin is off limits by the 300' rule in Illinois. All deer pics are from the three day muzzleloader season over a number of seasons. The drone videos are very recent. Couple of deer in that one finger of woods I'd say.
Lease includes your $2M liability insurance for you and or your group.
