Property Details
A Diamond of a Property in Jewell county, Deer Management unit 7!!!
You may think of this as a last minute property before the 2023 hunting season but this will be a property you will want to keep for a long time. This 400 acres has a little bit of everything for the hunter!!!! There are roosting trees and nesting grass for turkeys in the spring, fishing from a spring fed pond all summer long, dove hunting, waterfowl, upland game and whitetail deer. Big whitetail deer!!!
This property has two big ravines with multiple tributaries coming off of them. These ravines are littered with cedars that will provide ample amounts of cover for the deer, especially when the temperatures turn cold. There are some great mature cottonwood trees, locust, and osage orange for stand sites. The two ponds provide plenty of water. The pond in the NE corner is spring fed and is very clear. This is a 4 acre pond that can be fished and used for hunting dove and other waterfowl. There is also a plethora of options for the deer to find feed. The property itself has a soybean, wheat, and corn rotation. What a smorgasbord for the deer!!!
Cattle do graze the pasture to the east where the two ponds sit. It is not over grazed as the grass was thigh high is some areas. The cattle come off the pasture in the fall. There is about a 20 acre parcel that sits right in the middle of the property on the north fence line that the cattle can not get into. This would be a great spot to put an early season feeder to take count of what your deer herd has to offer. This area will definitely be a honey hole especially when the crops are beans or corn!!! This pasture can also be accessed by an abandoned railroad track that comes from the north/south road that runs through the property. You will be able to go in undetected as it sits well below the grade of the surrounding ground. This railroad can also be hunted if needed.
Last but not least is the 80 acre field that sits on the for east of the property. It has two hedge rows that run on the north and east side. They are thick and definitely have room for a tree stand. The east hedge row has ample room for bedding and the deer are undisturbed as the feed on the soybeans. Don't discount these hedge rows as the deer love them!!!
ATV's allowed for hunting purposes only, no trail riding, and avoid damaging the fence on the property. Respect to crops and crop ground is a must!
$2 million hunting liability insurance included with lease price.
Owner reserves the right to pasture cattle.
Outfitters/guides must provide their own additional insurance.
