One of the best tracts I've walked. I saw 20+ deer with several bucks still carrying their racks. I was able to get 7 in my binoculars, including a really nice younger 10 pt. He could be tempting for the lessees this Fall. I also walked up on a nice flock of turkeys, probably 15-20 birds. Spring turkey season will be here before we know it and I'm sure the gobblers will be hammering throughout these hardwoods.
The property consists of mostly mixed upland hardwood ridges, creek bottoms, a nice field and several grassy openings. Lots of white and red oaks that will be dropping acorns. It is really a great mix of wildlife habitat.
One thing that must be majorly highlighted on this property is the PHENOMENAL ACCESS throughout the entire property. There's an extensive trail system that gives access to most all ridge tops and creek bottoms. This will make hanging stands, getting to and from stands and retrieving game a lot more enjoyable.
It will be the responsibility of the lessee to maintain the trails. The use of a brushhog to mow the trails in some of the bottom areas would be beneficial. There are some great areas that would be conducive to food plots. Any food plot location must be approved by HLN and the landowner before any dirt is turned.
-There is a ongoing bird study/count taking place on the property. They will not be conducted during the hunting season.
