The one everyone has been waiting for in Unit 7!!!!

Everyone calls me and asks if I have something special out there. "The ONE" This is the property!! This is The ONE!!! You have to look no further then this property for a great opportunity for hunting Big whitetails. Lets get right into it. I have numbered the properties on the pictures and will talk about them in order. The order is also the best property to not as good. All of the ag fields on this lease will be corn next year!!!

Property 1 is a quarter section. This is the flagship property of the lease. A great property that sets up beautifully for whitetail hunting. There is a big ag field in the middle that rises up above all of the timber. The timber can't be seen from the road. There are 4 distinct separate areas that contain great timber and bedding. Cedar trees surround the edges as the timber drops down into low areas with many stand sites. You will not have enough stands to cover everything. The deer are using the cedars for bedding and then travel through the hard wood timber corridors. I found beds in the snow everywhere. I also jumped over 40 deer that I saw, not to mention the ones that I didn't. An absolute dynamite property. You may never set foot on any of the other areas. This entire field will be corn for the 2025 season!!

Property 2 sits a quarter mile from property 1. This 80 acres could stand alone as its own lease. It sits high up on a hill with thick cedars running down the west side into a hardwood bottom. The deer were bedding in the cedars and then using the hardwoods to move out to the ag field to feed. The west fence line runs north into a nice little honey hole that looks like a main corridor for deer movement. Plenty of trees for stands along this fence line and there are many trails running from the native grass to the west into the ag field on this lease. This field will be corn for the 2025 season!!!

Property 3 is another quarter acre. It has some cover along the south road with some trails running into it. There could be some good upland game here along with a chance to see some deer. I see the better opportunity for deer at the north end where there is a great little patch of trees with some great sign in it. This is the small little patch where you can find a monster hanging out. Definitely worth a camera and a corn pile to see what is using it. This field will be corn for the 2025 season!!!

Property 4 is a quarter that does have cattle pastured in it. There is abandoned road that runs along the north end that is really overgrown and will definitely hold some bedding deer. These deer will use the pasture to the south. There is also some cover along the fence line between the pasture and field. Definitely worth a camera to see if a giant is holding up here. You may not spend a lot of time here but don't discount the possibility of having an opportunity here.

Property 5 is another quarter that is mostly ag field. It is only 5 because it has so little of huntable acres. There are 3 separate small patches of timber. The biggest being up and over the rise. It has one big cottonwood that could hold a stand and a bunch of small cedars. There is also a low spot that could hold water during wet year. Every cedar was rubbed up at one time or another. It may depend on what is in the field on whether this small patch gets used. Again, another great area that demands to be watched with camera to see if there is a target buck that could be using it. I also scared up a covey of quail of about 15 birds here.

Property 6 is an 80 that has a mixture of pasture and some ag ground. The pasture will have cattle in it at some point. There is hardly any value here for deer hunting but there could be some upland game hunting and dove hunting. If the pond has water in it, the doves should hit it hard.

ATV's allowed for hunting purposes only, no trail riding, and avoid damaging the fence on the property. Respect to crops and crop ground is a must!

$2 million hunting liability insurance included with lease price.

Owner reserves the right to pasture cattle.

Outfitters/guides must provide their own additional insurance.
